How to send us a file so it never holds up closing
The single biggest cause of a late homeowners policy is a late request. Send it when the loan is in process, not the week of closing, and almost everything below takes care of itself.
- 1
Send it 30 to 40 days before closing
Buyer's name and date of birth, property address, closing date, loan number and the mortgagee clause exactly as the lender wrote it. One message, six fields.
- 2
We quote six carriers
The same day on most files. If the underwriter wants a replacement cost estimate, we send that too — it's the document that usually comes back with questions.
- 3
Your buyer understands what they're buying
We walk them through the policy in English or Spanish. A buyer who understands the deductible doesn't call you two days before closing.
- 4
The lender gets what it asked for
Binder and evidence of insurance, with the clause, the loan number and the effective date matching the closing. A Washington binder is valid up to 90 days, so early is safe.

The files that stall
The files that usually stall, and what we do about them
Most homeowners policies are routine. The ones that hold up a closing tend to be the same five situations, and every one of them is easier with six carriers than with one.
Eastern Washington and wildfire areas
Several carriers have pulled back from parts of the state. We still have markets writing there, and you get a real yes or no — usually within a business day — instead of a quote that never arrives.
A premium that breaks the DTI
A homeowners premium is part of the payment the borrower qualifies on. When the first quote comes in high, we re-shop it the same day before anyone touches the loan.
Older roofs and older homes
Roof age is where carriers disagree most. One declines, another writes it on actual cash value for the roof, a third writes it normally. That spread is the reason to quote six.
Condos and the HO-6
The master policy covers the building; the buyer covers the walls-in. We read the association's coverage so the HO-6 fills the gap the lender is looking for.
A quote that expires before closing
Rates move. We set the effective date to the closing date so the number the borrower qualified on is the number they pay.
For you
Insurance for your own real estate business
You work as an independent contractor, which means nobody insures your side of the business for you. Three of these we write directly; for E&O, tell us what your managing broker requires and we'll tell you what we can arrange.
The car you drive clients in
Showing homes is business use, and your policy should know it. More in do realtors need commercial auto insurance.
General liability
Open houses, your office, a client who trips on a showing. General liability vs. E&O for real estate agents.
Life insurance
Commission income stops when you do. A term policy is the cheapest way to replace it — see life insurance in Washington.
E&O and your benefits
What your brokerage really covers is in E&O for Washington agents, and what you can still get as a 1099 is in do real estate agents get benefits.

What a lender wrote about us
“Anel and Cody have saved two of my clients hundreds just this month. I am a local lender.”
Local lender, Google review
We'd rather earn the next file than ask for it. We don't pay for referrals and we don't ask you for any: the homeowners policy is a settlement service, and RESPA Section 8 doesn't allow it. Send us a file because your buyer gets a better policy, faster.

What people ask us most
Questions from agents and loan officers
What do you need to quote a buyer's homeowners policy?
Six things: the buyer's name and date of birth, the property address, the closing date, the loan number and the mortgagee clause exactly as the lender wrote it.
How fast can you send a binder?
The same day on most files when the request comes 30 to 40 days before closing. Wildfire areas, older roofs and some condos can take longer, and we say so up front.
Do you work with buyers who speak Spanish?
Yes. The whole team is bilingual, and we explain the policy to the buyer in the language they're most comfortable with.
Do you pay referral fees to realtors or loan officers?
No. Homeowners insurance is a settlement service under RESPA, and Section 8 prohibits paying or accepting anything of value for referrals.
Can you insure my own car and my business as a realtor?
Yes. We write auto with business use, general liability and life insurance, and we'll tell you plainly what we can and can't arrange for E&O.
Send us your next file.
Six fields, one message, and the buyer's policy is handled before it can become the reason a closing slips.
