Home insurance in Washington
Non-renewed? You still have options.
Washington carriers non-renewed or cancelled 24,106 home policies last year, up from 11,763 in 2021. If a letter just arrived, the worst thing you can do is wait — and the second worst is ask the one company that already said no.

What a non-renewal actually means
A non-renewal isn't a cancellation. Your carrier is telling you the policy ends on its renewal date and won't be continued — usually because of wildfire scoring, the age of the roof, a claim, or simply because the company is pulling out of your ZIP code. It is not a judgment about you, and it does not make you uninsurable.
- 1
Don't let it lapse
You have until the renewal date. A single day without coverage puts your mortgage in breach and makes every future quote more expensive. Start while the old policy is still in force.
- 2
Get it re-shopped, not re-argued
Appealing to the company that dropped you almost never works. Six carriers score wildfire risk, roof age and claims history differently — one 'no' says nothing about the other five.
- 3
Fix what's cheap to fix
Roof age, a cleared defensible space, an updated electrical panel. Some of these move you into a different tier for a few hundred dollars.

Eastern Washington
East of the Cascades, it's a different market
Home insurance in Eastern Washington averages about $217 a month against roughly $100 west of the mountains — more than double. The reason is wildfire scoring, and it is hitting four counties hardest.
Benton County — Kennewick, Richland
73% of properties sit in a high 30-year wildfire risk band, and premiums are up 50% since 2018. It is the county where non-renewals are growing fastest.
Franklin County — Pasco
Premiums up 70%, the sharpest rise measured in the state.
Chelan and Yakima
Fireline scoring has redrawn whole neighbourhoods. Two houses on the same street can score differently, and so can two carriers scoring the same house.
What that means for you
The spread between carriers is widest exactly where risk is highest. East of the mountains, shopping six companies is worth the most it has ever been worth.
What it costs
Six carriers, six opinions about the same house
Wildfire score, roof age, claims history, distance to a hydrant. Every carrier weighs them differently, and that is why the same house gets six different prices.

Carrier 1: cheapest for this profile
An example of how we compare: for the same profile, the gap between the cheapest and the most expensive carrier is $39 a month. We don't label which carrier is which because the order changes for every person — you get the name with your quote. Your real price depends on your age, your ZIP code, your record and what each carrier approves.
Show me my numberWhat a Washington home policy covers
Most policies here are HO-3. The part people get wrong is the dwelling amount: it is what it would cost to rebuild your house, not what you paid for it and not what Zillow says it's worth.
Dwelling
The structure itself, at rebuild cost. Underinsure this and a total loss leaves you paying the difference.
Other structures
Detached garage, fence, shed. Usually a percentage of the dwelling amount, and usually not enough if you built a shop.
Personal property
Your things. Replacement cost (RCV) costs a little more than actual cash value and is worth every dollar of it.
Liability
If someone is hurt on your property. The cheapest coverage on the policy to increase, and the one people leave at the minimum.
What people ask us most
Home insurance questions we get every week
My insurance company non-renewed me. Can I still get covered?
Almost always, yes. A non-renewal from one carrier says nothing about the other five. The thing that actually hurts you is a lapse, so start before the old policy ends.
Why did my home insurance go up when I didn't make a claim?
Because rates move by ZIP code, not by household. Wildfire scoring, rebuild costs and the carrier's own losses in your area all feed in. It is also the clearest signal that it's time to re-shop.
How much is home insurance in Washington?
Roughly $100 a month west of the Cascades and around $217 east of them. The gap is wildfire risk. Your own number depends on rebuild cost, roof age, claims history and which carrier is scoring you.
Does home insurance cover a wildfire?
A standard HO-3 policy covers fire damage, including wildfire. What changes with wildfire risk is whether a carrier will write the policy at all and at what price — not usually whether fire is covered.
Do I need flood or earthquake coverage in Washington?
Neither is included in a standard policy. Earthquake is an endorsement and flood is a separate policy. Whether they're worth it depends on where the house sits — ask us and we'll tell you straight.
One carrier said no. Let's ask the other five.
